Situé dans le prestigieux quartier de l’Observatoire au centre d’Uccle, le projet consistait à démolir une ancienne villa attenante à un bâtiment existant et à reconstruire deux volumes R+2 contenant des appartements et des bureaux. Les bâtiments s’implantent sur un terrain de 2.635 m² dans l’avenue des Statuaires et s’intègrent en harmonie à l’environnement bâti grâce à leur architecture de type villas isolées. Un niveau de sous-sol constitue un socle pour les deux volumes. Celui-ci reprend 18 places de parking et des locaux de services (local vélos, caves, locaux techniques,…).
Located in the prestigious Observatory district in the centre of Uccle, the project consists in demolishing an old villa attached to an existing building and erect two three-storey blocks of apartments and offices. The project is developed on a plot of 2,635 m² on Avenue des Statuaires and harmoniously integrates with the environment as its architectural style resembles two detached houses. An underground floor creates foundations for the two blocks. It also provides 18 parking spaces and a service area (bicycle storage, cellars and technical area etc.).
Het project bevindt zich in de prestigieuze wijk rond de Sterrenwacht in het centrum van Ukkel. De opdracht bestond uit de afbraak van een oude villa die grenst aan een bestaand gebouw en de heropbouw van twee volumes, gelijkvloers met 2 verdiepingen, waarin appartementen en kantoren ingericht worden. De gebouwen worden ingeplant op een perceel van 2.635 m² in de Beeldhouwerslaan en passen zich in de bebouwde omgeving in op een harmonieuze wijze dankzij de architectuur van de « vrijstaande villa » typologie. Een ondergronds niveau vormt de onderbouw voor beide volumes, met ruimte voor 18 autostaanplaatsen en dienstlokalen (fietsenstalling, kelders, technische lokalen …)
Le numéro 45 est toutefois accolé sur son rez-de-chaussée au numéro 43. Cette connexion consiste en une extension de l’activité de bureau. La volumétrie générale de chaque entité vise à tirer parti de l’orientation du terrain. Pour ce faire, les terrasses et séjours s’implantent au sud, sud-ouest, et les chambres pour la plupart à l’est. Le projet étant situé dans un environnement vert d’une qualité exceptionnelle, les vues ont été dégagées pour en bénéficier.
No. 45 is attached to No. 43 on the ground floor. This connection consists of an extension to the office activity. The overall volume of each block aims to take advantage of the orientation of the plot. Balconies and living rooms face South or South-West while most bedrooms face East. The project is located in a green environment of exceptional quality, and for this reason the views have been cleared to make the most of it. The plans meet a demand for quality housing and offices. Two sets of offices are accessible from Avenue des Statuaires through two entrances, separated from the apartments, and through stairs and a lift from the underground floor. The two entry halls to the apartments are accessible via stairs or a ramp. The first and second floors of each block include, respectively, two apartments of 130 m² (two bedrooms) and a penthouse of 260 m² (four bedrooms). The apartments on the first floor present three façades while the penthouses have four. The cladding on the façade, innovative in its kind in Belgium, is made up of large scale ceramic modular panels in a pale shade. The cladding is combined with external woodworks of dark shades, which include metal sheets and vents. The aim of maintaining a monolithic style of architecture is assured by the continuity of the cladding from the façade to the roofing. Furthermore, on the roof photovoltaic panels are placed. From an energy point of view, the building meets the EPB (Energy Performance of Buildings) 2015 standards. (Brussels Capital Region).
De eigendom nummer 45 grenst op het gelijkvloers evenwel aan nummer 43. Door die verbinding worden de kantoorfuncties uitgebreid. De algemene vormgeving van elk gebouw beoogt de oriëntatie van het terrein optimaal te benutten. Daarom worden terrassen en leefruimtes op het zuiden en zuidwesten georiënteerd en de kamers voornamelijk op het oosten. Gezien het project gelegen is in een groene omgeving van uitzonderlijke kwaliteit werden de uitkijkmogelijkheden vanuit het gebouw hierop gericht om van dat uitzicht zoveel mogelijk te kunnen genieten. Het programma beantwoordt aan de vraag naar kwaliteitsvolle woningen en kantoren. Twee kantooreenheden zijn toegankelijk vanaf de Beeldhouwerslaan via twee afzonderlijke ingangen en via de trappen en liften die vanuit de ondergrondse verdieping komen. De twee ingangen van de appartementen zijn toegankelijk via een trap en een hellend vlak. De eerste en de tweede verdieping van elk volume bestaan respectievelijk uit twee appartementen van 130 m² (twee slaapkamers) en een penthouse van 260 m² (vier slaapkamers). De appartementen op de eerste verdieping hebben 3 gevels, terwijl de penthouses er 4 hebben. De gevelbekleding is in België erg vernieuwend in zijn soort. Ze bestaat uit grote, modulaire, keramische platen met lichte kleur in gecombineerd met donker buitenschrijnwerk in staal met roosterelementen. Het doortrekken van de gevelbekleding tot over de daken benadrukt het streven naar een monolithische architectuur. Op deze daken worden tevens zonnepanelen geplaatst. Op energetisch vlak voldoet het gebouw aan de EPB-normering 2015 (Brussels Hoofdstedelijk Gewest).
Le programme répond à une demande de logement et bureaux de qualité. Deux entités de bureaux sont accessibles depuis l’avenue des Statuaires par deux entrées séparées des logements et par les escaliers et ascenseurs venant du sous-sol. Les deux halls d’entrée des logements sont accessibles via un escalier ou une rampe. Les premier et le deuxième étages de chaque volume sont constitués respectivement de deux appartements de 130 m² (2 chambres) et d’un penthouse de 260 m² (4 chambres). Les appartements du premier étage bénéficient de 3 façades contrairement aux penthouses qui bénéficient eux, de 4 façades.
Le revêtement de façade, innovant en son genre en Belgique, est constitué de panneaux modulaires de grande dimension en céramique de teinte claire. Ceux-ci se combinent avec des ensembles de menuiseries extérieures de teinte foncées et composés d’éléments en tôle et ventelles. La volonté de garder une architecture de type monolithique est assurée par une continuité du revêtement de façade en toitures. Ces dernières sont également constituées de panneaux photovoltaïques. D’un point de vue énergétique, le bâtiment répond aux critères de la PEB 2015. (Région Bruxelles Capitale)
