Nous avons l'immense plaisir d’annoncer que nous faisons partie de l'équipe qui a remporté le concours pour la construction de 2 complexes hôteliers haut de gamme, totalisant 91 chambres, sur le mythique circuit de Spa-Francorchamps, au pied du Raidillon et à la Source.
Nous interviendrons en qualité d'architecte d’exécution, aux côtés du prestigieux bureau Gensler (Londres), en charge du design et de la conception du projet.
Ce projet, aussi excitant qu'ambitieux, est le fruit d’un investissement privé de 30 millions d’euros venu de Escapade, société anglaise spécialisée dans le développement de projets hôteliers, qui compte déjà à son actif le prestigieux complexe hôtelier ouvert en janvier 2025 sur le Circuit de Silverstone (UK).
Spa-Francorchamps devrait débuter ses opérations hôtelières en 2028.

Baptisé « Escapade Spa-Francorchamps », ce projet d’envergure prévoit la création d’un hôtel de 68 chambres, situé dans le bâtiment de l’Eau Rouge, au pied de l’un des virages les plus emblématiques du sport automobile, le Raidillon. Cette nouvelle offre proposera une hospitalité de classe mondiale, conçue pour soutenir les activités sportives, commerciales et culturelles du Circuit de Spa-Francorchamps tout au long de l’année.
En complément, six résidences indépendantes, totalisant 23 chambres supplémentaires, verront le jour au niveau de La Source, l’épingle emblématique jouxtant la ligne droite marquant à la fois le départ et l’arrivée du circuit. Entièrement gérées dans le cadre d’Escapade Spa-Francorchamps, elles ont été pensées pour compléter l’offre hôtelière développée à l’Eau Rouge.
Le projet associe hébergement, bien-être et espaces événementiels modulables afin d’accueillir équipes, partenaires, invités et organisateurs tout au long de l’année. Ce sont donc deux endroits-clés du Circuit qui verront leur visage transformé par ce projet d’envergure.
Au total, 91 chambres viendront enrichir l’offre du Circuit de Spa-Francorchamps.
Outre ces chambres et villas situées en bordure des virages les plus emblématiques du tobogan ardennais, de nouveaux espaces réceptifs à la vue inégalable viendront compléter l’offre du Circuit de Spa-Francorchamps.
Un bar et un restaurant gastronomique, avec vue sur le Raidillon, assoiront encore davantage le Circuit comme destination touristique et professionnelle.
Une offre d’hébergement premium, inexistante jusqu’ici sur le Circuit
Cette nouvelle offre introduit une hospitalité haut de gamme en bord de piste, totalement inédite à Spa-Francorchamps. Elle comprendra notamment :
Pensé pour fonctionner tout au long de l’année, le projet renforcera la capacité du Circuit à accueillir des activités sportives, commerciales, événementielles et touristiques bien au-delà des grands week-ends de course et événements majeurs.
En sus de l’offre HoReCa, « Escapade Spa-Francorchamps » prévoit le développement d’activités économiques et touristiques 365 jours par an ce qui renforcera encore davantage le Circuit de Spa-Francorchamps comme lieu de destination et consolide ainsi sa stature de poumon économique de toute une région.
Ce développement s’inscrit donc pleinement dans la stratégie 2024 – 2028 du Circuit, qui vise à diversifier l’offre, à consolider le modèle économique du site et à positionner Spa-Francorchamps comme une destination internationale active 365 jours par an.
Tandis que les années 2026 et 2027 seront consacrées à l’obtention des permis et aux chantiers, « Escapade Spa-Francorchamps » ouvrira ses portes courant 2028.
We are extremely proud to announce that we are part of the team that has won the competition for the construction of two high-end hotel complexes, totaling 91 rooms, on the legendary Spa-Francorchamps circuit, at the foot of the Raidillon and La Source.
We will act as executive architect, alongside the prestigious firm Gensler (London), responsible for the project’s design and concept.
This exciting and ambitious project is the result of a €30 million private investment by Escapade, a UK-based company specializing in hotel development, which already delivered the prestigious hotel complex opened in January 2025 at Silverstone Circuit (UK).
Spa-Francorchamps is expected to begin hotel operations in 2028.

Named “Escapade Spa-Francorchamps”, this large-scale project includes the creation of a 68-room hotel located within the Eau Rouge building, at the foot of one of the most iconic corners in motorsport, the Raidillon. This new development will provide world-class hospitality designed to support the sporting, commercial and cultural activities of the Spa-Francorchamps Circuit throughout the year.
In addition, six independent residences totaling 23 additional rooms will be developed at La Source, the emblematic hairpin corner next to the start-finish straight. Fully managed under Escapade Spa-Francorchamps, they are designed to complement the hotel offer developed at Eau Rouge.
The project combines accommodation, wellness facilities and flexible event spaces to host teams, partners, guests and organizers all year round. Two key areas of the Circuit will therefore be transformed by this major development.
In total, 91 rooms will enhance the Spa-Francorchamps Circuit’s offering.
In addition to the rooms and villas located along the most iconic corners of the Ardennes rollercoaster, new reception spaces with unparalleled views will further enrich the Circuit’s offer.
A bar and a fine-dining restaurant overlooking the Raidillon will further establish the Circuit as both a tourist and professional destination.
A premium accodmodation offer, unprecedent at the Circuit
This new development introduces high-end trackside hospitality, entirely new to Spa-Francorchamps. It will include:
• premium rooms and residences
• a new food & beverage offering
• wellness and fitness facilities
• concierge services
• event spaces
• tailored services for teams, partners, organizers, companies and visitors
Designed to operate year-round, the project will strengthen the Circuit’s ability to host sporting, commercial, event and tourism activities far beyond major race weekends and headline events.
In addition to the HoReCa offer, “Escapade Spa-Francorchamps” will generate economic and tourism activities 365 days a year, further reinforcing the Spa-Francorchamps Circuit as a destination venue and consolidating its role as an economic driver for the entire region.
This development fully aligns with the Circuit’s 2024–2028 strategy, aimed at diversifying its offer, strengthening its business model and positioning Spa-Francorchamps as an international destination active 365 days a year.
While 2026 and 2027 will be dedicated to permits and construction works, “Escapade Spa-Francorchamps” is scheduled to open in 2028.

Onder de naam “Escapade Spa-Francorchamps” omvat dit grootschalige project de realisatie van een hotel met 68 kamers in het gebouw van Eau Rouge, aan de voet van een van de meest iconische bochten in de autosport, de Raidillon. Deze nieuwe ontwikkeling zal hospitality van wereldklasse bieden, ontworpen ter ondersteuning van de sportieve, commerciële en culturele activiteiten van het Circuit van Spa-Francorchamps het hele jaar door.
Daarnaast worden zes onafhankelijke residenties ontwikkeld ter hoogte van La Source, de emblematische haarspeldbocht naast de start-finishlijn, goed voor 23 extra kamers. Deze worden volledig beheerd binnen het kader van Escapade Spa-Francorchamps en zijn ontworpen als aanvulling op het hotelaanbod bij Eau Rouge.
Het project combineert accommodatie, wellnessfaciliteiten en flexibele eventruimtes om teams, partners, gasten en organisatoren het hele jaar door te ontvangen. Twee sleutelzones van het Circuit zullen door dit grootschalige project een ware transformatie ondergaan.
