L’immeuble de bureaux Régent 35 - Loi 13 a été finalisé en juin 2016. La situation du bien est exceptionnelle puisqu’il est situé à l’angle de la rue de la Loi et du Boulevard du Régent à moins de 100 m du parc Royal et du Cabinet du 1er Ministre. L’immeuble formait une porte de ville dont la symétrie avec l’immeuble Régent 36 était discutable et pouvait certainement être améliorée. Le projet consistait donc à démolir l’immeuble existant et à reconstruire un immeuble de bureaux contemporain présentant un gabarit R+5 + 2 étages en recul et totalisant 7.294 m² hors sol. Le sous-sol abrite 37 emplacements de parking.
The office building Régent 35 - Loi 13 was completed in June 2016. The location of the property is remarkable, situated at the intersection between Rue de la Loi and Boulevard du Régent, within 100 m from the Royal Park and the Prime Minister’s office. The building used to form a city gate, its symmetry, together with that of the Regent 36 building, was of controversial quality and left room for improvement. The project consisted of the demolition of the existing construction and the rebuilding of a contemporary office block with a template of R+5 + 2 decreasing levels, reaching 7.294 m² above ground. The basement counts 37 parking spaces.
Het kantoorgebouw Regent 35 – Wet 13 werd in juni 2016 afgewerkt. Het gebouw is uitzonderlijk gelegen op de hoek van de Wetstraat en de Regentschapsstraat op minder dan 100 m van het Warandepark en het kabinet van de eerste minister. Het gebouw vormde een soort stadspoort, maar de symmetrie met het gebouw Regent 36 was bedenkelijk en zeker voor verbetering vatbaar. Het project bestond er dus in het bestaande gebouw af te breken en een nieuw modern kantoorgebouw op te richten met het gabariet gelijkvloers + 5 verdiepingen + 2 terugspringende verdiepingen en met een totale bovengrondse oppervlakte van 7.294 m². Ondergronds zijn er 37 parkeerplaatsen beschikbaar.
L’organisation en plan du nouvel immeuble, basée sur un module de 135 cm, est le résultat de réflexions visant les objectifs suivants : flexibilité optimale, efficacité, confort des espaces de travail, économie d’énergie, ratio circulation/bureaux, confort des parkings, ... L’intégration urbanistique du nouveau bâtiment a fait l’objet d’une attention particulière. L’ensemble de la composition s’appuie, d’une part, sur la symétrie au niveau de la rue de la Loi et, d’autre part, sur la modénature de la façade répondant à son environnement immédiat.
The layout plan for the new building, based on a 135 cm module, is the result of thorough thinking, aiming towards the following objectives: optimal flexibility, efficiency, comfort in the workspace, energy efficiency, circulation to office space ratio and car-parking facilities... Particular attention was paid to town planning and incorporating the new building into its urban surroundings. On the one hand, the composition is based on the symmetry at the Rue de la Loi and, on the other hand, on the contour and profile of the facade responding to its surrounding environment.
Het inrichting van het nieuwe gebouw is gebaseerd op een module van 135 cm en is het resultaat van denkoefeningen met de volgende doelstellingen : optimale flexibiliteit, efficiëntie, comfort van de werkplekken, energiebesparing, verhouding circulatiezones/kantooroppervlakte, comfort van de parkeerzones ... Er werd bijzonder veel aandacht besteed aan de stedenbouwkundige integratie van het nieuwe gebouw. Het geheel van het nieuwe ontwerp is enerzijds gebaseerd op de symmetrie ter hoogte van de Wetstraat en anderzijds op het gevelpatroon dat overeenstemt met dat van de onmiddellijke omgeving.
Cette approche vise, au travers de moyens simples et sans ostentation excessive, à donner une présence affirmée à l’immeuble. Le choix du béton architectonique s’inscrit dans la même philosophie que la composition générale de l’immeuble : affirmer une architecture contemporaine tout en s’intégrant au contexte bâti. L’immeuble est labellisé “ BREEAM Excellent”. Le jardin intérieur fait pénétrer la nature au cœur des bureaux, et la terrasse panoramique s’ouvre sur le parc Royal et le centre ville. Les deux accueillent bien volontiers des événements extérieurs et complètent ce projet de grande qualité. Certainement un des immeubles de bureaux les plus prestigieux de Bruxelles.
The aim of this approach is to give an assertive presence to the building through simple means, and without excessive ostentation. The choice for architectural concrete came from this philosophy, as well as the general composition of the building, providing contemporary architecture integrated into its urban surroundings. The building has been certified as “BREEAM Excellent”. The interior garden is a natural spot in the heart of the office space, and the terrace offers panoramic views, opening onto the Royal Park and the city centre. Both areas can easily accommodate external events, completing this high-quality project. This is certainly one of the most prestigious office buildings in Brussels.
Die aanpak beoogt met eenvoudige middelen en zonder veel uiterlijk vertoon het gebouw een duidelijke aanwezigheid te geven. De keuze voor architectonisch beton past in dezelfde filosofie als het algemene ontwerp van het gebouw : een duidelijke keuze voor een moderne architectuur die volledig opgaat in de bestaande context. Het gebouw kreeg het label ‘BREEAM Excellent’. De binnentuin brengt de natuur binnen tot diep in de kantoren en op het panoramische terras kijkt men uit op de Warande en het stadscentrum. Zowel in de tuin als op het terras kunnen evenementen in buitenomgeving worden georganiseerd, wat dit kwalitatieve project nog een extraatje geeft. Dit is beslist een van de meest prestigieuze kantoorgebouwen in Brussel.
