Chantier terminé et livré en 2023 pour cet immeuble mixte (bureaux/logements), situé en face du parc municipal bordant le boulevard Prince-Henri, au centre de Luxembourg.
Il s’intègre dans un tissu urbain continu, interrompu par une servitude de passage sur laquelle s’ouvre une façade de logements. L’étroitesse de ce passage, ainsi que l’échelle réduite de la parcelle, constituent des enjeux majeurs tant en termes d’intégration urbaine que d’efficacité du plan.
Afin de limiter l’impact du mur mitoyen sur les appartements voisins, la façade latérale est percée de fenêtres et placée en retrait par rapport à l’angle du bâtiment. Cela favorise l’intégration du nouvel immeuble dans la perpective de la rue et évite l’effet brutal de la « dent creuse », tout en offrant des vues latérales aux occupants.
Le noyau, distribuant les bureaux et les logements de façon autonome, est déporté contre la servitude de passage, afin de dégager un maximum les plateaux, offrant ainsi des surfaces efficaces et flexibles.
This mixed-use building (offices/housing), located opposite the municipal park along Boulevard Prince-Henri in the centre of Luxembourg, is integrated into a continuous urban fabric, interrupted by a passageway on which a housing facade opens.
The narrowness of this passage, as well as the reduced scale of the plot, constitute major challenges both in terms of urban integration and the efficiency of the plan.
In order to limit the impact of the party wall on the neighbouring flats, the side façade is pierced with windows and set back from the corner of the building.
The core, which distributes the offices and flats autonomously, is offset against the right-of-way, in order to free up as much of the floor space as possible, thus offering efficient and flexible surfaces.
Dit gebouw voor gemengd gebruik (kantoren/woningen), gelegen tegenover het stadspark langs de Prins-Henrilaan in het centrum van Luxemburg, is geïntegreerd in een doorlopend stedelijk weefsel, onderbroken door een doorgang waarop een gevel van woningen uitkomt.
De geringe breedte van deze doorgang en de beperkte schaal van het perceel vormen belangrijke uitdagingen, zowel voor de stedenbouwkundige integratie als voor de doelmatigheid van het plan.
Om de gevolgen van de scheidingsmuur voor de naburige flats te beperken, wordt de zijgevel doorboord met ramen en teruggezet ten opzichte van de hoek van het gebouw.
De kern, die de kantoren en appartementen autonoom verdeelt, is tegen de doorgangsweg geplaatst om zoveel mogelijk vloeroppervlak vrij te maken en zo efficiënte en flexibele oppervlakken te bieden.
La façade est l’expression rigoureuse des principes fondateur du projet, à savoir :
- Ouverture et retrait de l’angle sur la servitude de passage,
- Soubassement (correspondant à la configuration du 1er étage en mezzanine sur le rez-de-chaussée) à l’échelle du parc et du piéton,
- Trame métallique formant protection solaire et permettant de distinguer clairement la répartition de logements et des bureaux.
The façade is a rigorous expression of the founding principles of the project, namely:
- Opening and withdrawal of the corner on the right of way,
- Base (corresponding to the configuration of the 1st floor as a mezzanine on the ground floor) on the scale of the park and the pedestrian,
- Metallic frame forming a solar protection and making it possible to clearly distinguish the distribution of housing and offices.
De gevel is een rigoureuze uitdrukking van de grondbeginselen van het project, namelijk:
- Opening en uitsparing van de hoek aan de doorgangsweg,
- Basis (overeenkomend met de configuratie van de 1e verdieping als mezzanine op de begane grond) op de schaal van het park en de voetganger,
- Metalen frame dat bescherming biedt tegen de zon en waarmee de verdeling van woningen en kantoren duidelijk kan worden onderscheiden.
