Le projet Parc Seny consiste en la réhabilitation d’un immeuble de bureau en 120 appartements.Le bâtiment existant, en forme de « H », est implanté sur une parcelle située à l’angle de l’avenue Lemaire et de la rue du Moulin à Papier à 1160 Auderghem. A l’ouest de la parcelle s’étend le Parc Seny désigné en zone de conservation –Natura 2000.
The “Parc Seny” project will see the redevelopment of an office building into 120 apartments. The existing building, in the shape of an H, is located on a plot of land at the corner between Avenue Lemaire and Rue du Moulin à Papier, 1160 Auderghem. Parc Seny designated a conservation area - Natura 2000, flanks the western edge of the site.
Het project “Parc Seny” omvat de herbestemming van een kantoorgebouw tot 120 appartementen. Het bestaande H-vormige gebouw is ingeplant op een perceel gelegen op de hoek van de Charles Lemairelaan en de Papiermolenstraat te 1160 Oudergem. Ten westen van het perceel strekt zich het Parc Seny uit, dat is ingedeeld als beschermd natuurgebied - Natura 2000.
Partant du principe qu’une démolition complète avec reconstruction génère des nuisances conséquentes, allonge la durée du chantier et représente un gaspillage injustifié de matériaux, il a été décidé de conserver les éléments essentiels du bâtiment existant et de s’orienter vers une rénovation lourde. La structure en béton architectonique extérieure est donc maintenue et habillée par un complexe isolant afin de répondre aux exigences thermiques actuelles. Les noyaux existants sont également conservés. Le dernier étage est démonté etre construit en retrait afin d’améliorer le rapport d’échelle entre le bâtiment et les constructions voisines. L’ensemble de ces dispositifs permet de modifier radicalement l’aspect du bâtiment et d’améliorer son intégration au quartier grâce également au choix de la brique de ton clair permettant d’alléger lamasse originelle. Les appartements sont de plusieurs typologies allant du studio au 3 chambres confortables. Ils sont tous pourvus de terrasses ou balcons. Des armoires techniques sont disposées entre les couloirs de circulation et les appartements permettant ainsi de distribuer de manière cohérente l’ensemble des techniques vers les appartements. Le changement d’usage du bâtiment impose une plus grande et plus riche présence végétale. Une attention particulière est portée à l’augmentation de la biodiversité, d’abord par la plantation d’arbres à hautes tiges, puis par la plantation de haies. Le jardin arrière, limitrophe au parc, public est réaménagé en zone plantée comme une continuité de l’espace vert existant.
Based on the principle that a complete demolition and reconstruction generates significant nuisance, lengthens the duration of the building site and results in an unjustified waste of materials, it was decided to retain the essential elements of the existing building and undertake a large-scale renovation. The building envelope, in architectural concrete, is therefore maintained and covered with a complex insulation in order to meet the current thermal requirements. The core of the structure is maintained, while the top floor is taken apart and re-built to improve the scale ratio between the building and surroundings constructions. All these things make it possible to radically modify the appearance of the building and improve its integration into the neighbourhood, also thanks to the choice of light-coloured brick. This lightens the original building. There are several typologies of apartment ranging from studios to 3 bedrooms. They are all provided with terraces and balconies. Technical rooms are located between the corridors and the apartments, enabling the reliable distribution of technology to the apartment. The change in the building’s use results in a richer and more diverse choice of plants. Particular attention is, in fact, paid to increasing the bio-diversity: trees with high stems are firstly planted, followed by the plantations of hedges. The back garden, adjoining the public park, is being reorganised into a planted area so that it becomes a continuation of the existing green area.
Uitgaand van het principe dat een volledige afbraak met heropbouw voor aanzienlijke overlast zorgt, de duur van de werken verlengt en een onnodige materiaalverspilling met zich meebrengt, werd er beslist om de essentiële elementen van het bestaande gebouw te behouden en zich op een diepgaande renovatie te concentreren. De buitenstructuur in architectonisch beton werd dus in stand gehouden en bekleed met een isolerend complex om aan de huidige eisen op het vlak van warmteisolatie te voldoen. De bestaande kernen werden eveneens behouden. De bovenste verdieping werd afgebroken en terugliggend heropgebouwd om de schaalverhouding tussen het gebouw en de naburige constructies te verbeteren. Het geheel van deze tussenkomsten zorgt voor een radicale wijziging van het uitzicht van het gebouw en een betere integratie in de wijk, mede dankzij de keuze voor de lichtgekleurde baksteen, die het oorspronkelijke volume lichter maakt. Er werden verschillende soorten nieuwe appartementen ingericht, gaande van studio’s tot comfortabele appartementen met 3 slaapkamers. Ze zijn stuk voor stuk uitgerust met terrassen of balkons. De technische kasten zijn tussen de circulatiegangen en de appartementen geplaatst de technieken op een samenhangende wijze over alle appartementen te verdelen. De herbestemming van het gebouw vereist een grotere en rijkere aanwezigheid van beplanting. Bijzondere aandacht wordt besteed aan naar het vermeerderen van de biodiversiteit, eerst door het aanplanten van hoogstammige bomen en vervolgens door het aanplanten van levende hagen. De achtertuin, die grenst aan het openbare park, wordt heringericht tot aangeplante zone, als voortzetting van de bestaande groene ruimte.
