Montoyer 20-24, situé dans le Quartier européen à Bruxelles, est un projet de transformation urbaine mixte combinant la rénovation/rehausse d’un immeuble de logements et la reconstruction d’un immeuble de bureaux avec commerce.
Le projet part d’une situation existante assez contrastée :

- le n°20 est un immeuble résidentiel de plus de 60 ans, relativement bas par rapport à ses voisins, avec un rez-de-chaussée autrefois occupé par un commerce ;
- le n°24 est un immeuble de bureaux datant du début des années 1970, très profond — plus de 20 m — et dont les caractéristiques structurelles rendent une reconversion complète difficile ;
- le site est aujourd’hui très fortement imperméabilisé : environ 90 % de la parcelle.
Le projet est donc conçu comme une transformation globale de l’îlot - plutôt que comme deux interventions indépendantes - pour laquelle notre parti architectural prévoit de :
- Démolir/reconstruire le n°24 afin de créer un immeuble de bureaux répondant aux standards actuels (une reconversion satisfaisante de l'existant étant très difficile) ;
- Conserver et rehausser le n°20 de trois niveaux ;
- Développer une mixité fonctionnelle plus importante ;
- Désimperméabiliser et végétaliser davantage la parcelle ;
- Assurer une insertion harmonieuse dans le bâti environnant, notamment vis-à-vis des bâtiments voisins classés.
Le projet adopte une logique de réemploi maximal de l’existant : les deux niveaux de sous-sol du n°24 sont conservés, avec environ 45 % de la structure existante maintenue (soit environ 720 m3 de béton conservés).
Cette logique de conservation est toutefois combinée à une intervention ciblée : une travée des sous-sols existants est démolie afin de libérer davantage de pleine terre en cœur d’îlot. Ce choix permet de réduire l’imperméabilisation du site, d’améliorer l’infiltration naturelle des eaux pluviales, et d’offrir les conditions nécessaires au développement d’une végétation plus généreuse et pérenne.
Le choix d’une structure bois pour la reconstruction hors-sol du n°24 constitue ainsi un élément central de la stratégie environnementale : structure légère, limitation des renforcements des fondations et réduction de l’impact carbone.
En termes de programmation, le projet cherche à renforcer la mixité existante du quartier:
Le batiment du n°20 est rénové et réhaussé pour accueillir 8 logements (12 chambres au total): 1 studio, 1 duplex 2 chambres, 3 appartements 1 chambre et 3 appartements 2 chambres.
Les logements bénéficient de terrasses ou loggias et, pour plusieurs d’entre eux, de terrasses arrières généreuses.
Le commerce du rez-de-chaussée est supprimé au profit d’un hall d’entrée largement ouvert sur la rue et d’un local vélos de 14 places.
Au n°24, le nouveau bâtiment accueille :
- environ 2.864 m2 de bureaux ;
- environ 103 m2 de commerce/Horeca au rez-de-chaussée ;
- 12 places de parking au sous-sol ;
- 16 places vélos, dont 2 pour vélos cargos ;
- locaux techniques, vestiaires, archives, déchets, etc.
Point particulièrement intéressant : le nouveau bâtiment du n°24 est conçu dès l’origine pour permettre une reconversion future en logements, ce qui constitue une forme de réversibilité programmatique.
L' expression architecturale, épurée et contemporaine, repose sur une cohérence d’ensemble mais une identité propre à chaque bâtiment, avec des teintes claires et des matériaux sobres.
Le n°20 imprime sa destination résidentielle, caractérisée par un parement en brique, de larges baies vitrées et une ambiance plus chaleureuse; tandis que le n°24 adopte une expression plus régulière et rythmée, fondée sur une modulation de pleins et de vides par modules de 150 cm, combinée à des hauteurs d’étage généreuses. Le bois de la structure porteuse participe également à l’identité architecturale du bâtiment : l’objectif est de rendre perceptible l’atmosphère chaleureuse et naturelle associée au bois depuis les espaces publics et le rez-de-chaussée.
Le rez-de-chaussée, quant à lui, se veut largement ouvert afin de montrer les activités intérieures et de créer une interaction entre la rue et les bâtiments.
Cette transparence est prolongée jusqu’au jardin en cœur d’îlot, de manière à rendre la présence végétale perceptible depuis l’espace public et à créer une véritable profondeur visuelle depuis la rue.
Le jardin n’est ainsi plus conçu comme un simple espace résiduel à l’arrière des bâtiments, mais comme un véritable poumon vert au cœur duprojet.
Renforcé par l’augmentation de la pleine terre et une végétalisation généreuse, il participe à la création d’un îlot de fraîcheur, favorise la biodiversité et contribue à limiter les effets de surchauffe dans un environnement urbain particulièrement dense et minéral.
Montoyer 20-24, located in Brussels’ European Quarter, is a mixed-use urban transformation project combining the renovation and upward extension of a residential building with the reconstruction of an office building incorporating retail space.
The project starts from a highly contrasted existing situation:

- No. 20 is a residential building more than 60 years old, relatively low compared with its neighbours, with a ground floor formerly occupied by a retail unit;
- No. 24 is an office building dating from the early 1970s, with a very deep floor plate – more than 20 m – and structural characteristics that make a complete conversion particularly challenging;
- the site is currently highly impermeable, with approximately 90% of the plot covered by sealed surfaces.
The project is therefore conceived as a comprehensive transformation of the urban block – rather than as two separate interventions – with our architectural approach aiming to:
- demolish and reconstruct No. 24 in order to create an office building meeting current standards (as a satisfactory conversion of the existing building would be particularly difficult);
- retain No. 20 and extend it upwards by three storeys;
- introduce a greater mix of uses;
- reduce soil sealing and increase vegetation across the site;
- ensure harmonious integration within the surrounding built environment, particularly in relation to the neighbouring listed buildings.
The project adopts an approach based on maximising the reuse of the existing structure: the two basement levels of No. 24 are retained, with approximately 45% of the existing structure preserved (representing around 720 m3 of retained concrete). This conservation strategy is nevertheless combined with a targeted intervention: one bay of the existing basement structure is demolished in order to create a larger area of open soil at the heart of the block. This choice reduces the amount of impermeable surface on the site, improves the natural infiltration of rainwater and creates the conditions required for more generous and sustainable planting.
The choice of a timber structure for the above-ground reconstruction of No. 24 is therefore a central element of the project’s environmental strategy: a lightweight structure that limits the need to reinforce the existing foundations while reducing the project’s carbon impact.
In terms of programme, the project aims to reinforce the existing mix of uses within the neighbourhood.
The building at No. 20 is renovated and extended upwards to accommodate 8 residential units (12 bedrooms in total): 1 studio, 1 two-bedroom duplex, 3 one-bedroom apartments and 3 two-bedroom apartments.
The residential units benefit from terraces or loggias, with several also featuring generous rear terraces. The ground-floor retail unit is removed and replaced by an entrance hall that opens generously onto the street and a bicycle storage area providing 14 spaces.
At No. 24, the new building accommodates:
- approximately 2,864 m2 of office space;
- approximately 103 m2 of retail/Horeca space on the ground floor;
- 12 underground parking spaces;
- 16 bicycle spaces, including 2 for cargo bikes;
- technical rooms, changing rooms, archives, waste storage and other ancillary spaces.
A particularly noteworthy aspect is that the new building at No. 24 is designed from the outset to allow for its future conversion into residential accommodation, introducing a form of programmatic reversibility.
The restrained and contemporary architectural expression is based on an overall coherence while giving each building its own identity, using light tones and understated materials.
No. 20 expresses its residential character through brick cladding, large glazed openings and a warmer atmosphere, while No. 24 adopts a more regular and rhythmic expression based on a modulation of solid and open elements in 150 cm modules, combined with generous floor-to-floor heights.
The timber load-bearing structure also contributes to the building’s architectural identity: the intention is to make the warm and natural atmosphere associated with timber perceptible from the public realm and at ground-floor level.
The ground floor itself is designed to be highly open and transparent, revealing the activities within and creating an interaction between the street and the buildings.
This transparency extends through to the garden at the heart of the block, making the presence of vegetation visible from the public realm and creating a genuine sense of visual depth from the street. The garden is therefore no longer conceived as a residual space behind the buildings, but as a genuine green lung at the heart of the project.
Enhanced by the increase in open soil and generous planting, the garden contributes to the creation of an urban cool island, supports biodiversity and helps mitigate overheating in a particularly dense and highly mineralised urban environment.
Montoyer 20-24, gelegen in de Europese wijk in Brussel, is een gemengd stadsvernieuwingsproject dat de renovatie en optopping van een woongebouw combineert met de heropbouw van een kantoorgebouw met handelsruimte.
Het project vertrekt van een bestaande situatie met sterke contrasten:

- nr. 20 is een woongebouw van meer dan 60 jaar oud, relatief laag in vergelijking met de aangrenzende gebouwen, met een gelijkvloerse verdieping die vroeger als handelsruimte werd gebruikt;
- nr. 24 is een kantoorgebouw uit het begin van de jaren 1970, met een zeer grote bouwdiepte – meer dan 20 m – en structurele kenmerken die een volledige reconversie bemoeilijken;
- de site is vandaag sterk verhard: ongeveer 90% van het perceel is ondoorlatend.
Het project wordt daarom opgevat als een globale transformatie van het bouwblok – en niet als twee afzonderlijke ingrepen – waarbij ons architecturaal concept voorziet in:
- de afbraak en heropbouw van nr. 24 om een kantoorgebouw te creëren dat beantwoordt aan de huidige normen (aangezien een kwalitatieve reconversie van het bestaande gebouw bijzonder moeilijk is);
- het behoud en de optopping van nr. 20 met drie bouwlagen;
- de ontwikkeling van een grotere functionele mix;
- het ontharden en verder vergroenen van het perceel;
- een harmonieuze integratie in de omliggende bebouwing, in het bijzonder ten opzichte van de aangrenzende beschermde gebouwen.
Het project hanteert een logica van maximaal hergebruik van de bestaande constructie: de twee ondergrondse bouwlagen van nr. 24 worden behouden, waarbij ongeveer 45% van de bestaande structuur behouden blijft (goed voor ongeveer 720 m3 behouden beton). Deze behoudsstrategie wordt echter gecombineerd met een gerichte ingreep: één travee van de bestaande kelderverdiepingen wordt afgebroken om meer volle grond vrij te maken in het binnengebied van het bouwblok. Deze keuze maakt het mogelijk om de verhardingsgraad van de site te verminderen, de natuurlijke infiltratie van regenwater te verbeteren en de nodige voorwaarden te creëren voor een rijkere en duurzame vegetatie.
De keuze voor een houtstructuur voor de bovengrondse heropbouw van nr. 24 vormt dan ook een centraal element van de milieustrategie: een lichte structuur, een beperking van de noodzakelijke versterkingen van de funderingen en een vermindering van de koolstofimpact.
Wat het programma betreft, wil het project de bestaande functiemenging van de wijk versterken.
Het gebouw op nr. 20 wordt gerenoveerd en opgetopt om plaats te bieden aan 8 woningen (12 slaapkamers in totaal): 1 studio, 1 duplex met 2 slaapkamers, 3 appartementen met 1 slaapkamer en 3 appartementen met 2 slaapkamers.
De woningen beschikken over terrassen of loggia’s en verschillende woningen krijgen ruime terrassen aan de achterzijde. De handelsruimte op de gelijkvloerse verdieping verdwijnt en maakt plaats voor een inkomhal die zich ruim naar de straat opent en een fietsenstalling met 14 plaatsen.
Op nr. 24 omvat het nieuwe gebouw:
- ongeveer 2.864 m2 kantoorruimte;
- ongeveer 103 m2 handels-/horecaruimte op de gelijkvloerse verdieping;
- 12 parkeerplaatsen in de kelder;
- 16 fietsplaatsen, waarvan 2 voor cargofietsen;
- technische lokalen, kleedruimten, archiefruimten, afvalbergingen, enz.
Een bijzonder interessant aspect is dat het nieuwe gebouw op nr. 24 van bij het ontwerp wordt voorzien op een toekomstige reconversie naar woningen. Daarmee wordt een vorm van programmatische reversibiliteit ingebouwd.
De sobere en hedendaagse architecturale expressie berust op een samenhangend geheel, waarbij elk gebouw tegelijk een eigen identiteit behoudt, met lichte tinten en ingetogen materialen.
Nr. 20 benadrukt zijn woonfunctie door middel van een bakstenen gevelbekleding, grote raamopeningen en een warmere sfeer, terwijl nr. 24 een regelmatiger en ritmischer gevelbeeld krijgt, gebaseerd op een modulatie van volle en open delen volgens modules van 150 cm, gecombineerd met royale verdiepingshoogtes.
Ook het hout van de draagstructuur draagt bij aan de architecturale identiteit van het gebouw: het doel is om de warme en natuurlijke sfeer van hout zichtbaar en voelbaar te maken vanuit de openbare ruimte en op de gelijkvloerse verdieping.
De gelijkvloerse verdieping wordt bovendien zo open mogelijk ontworpen om de activiteiten binnen zichtbaar te maken en interactie tussen de straat en de gebouwen te creëren.
Deze transparantie wordt doorgetrokken tot aan de tuin in het binnengebied, zodat het groen vanaf de openbare ruimte zichtbaar wordt en vanuit de straat een echte visuele diepte ontstaat. De tuin wordt zo niet langer beschouwd als een loutere restruimte achter de gebouwen, maar als een echte groene long in het hart van het project.
Dankzij de toename van de volle grond en de genereuze vergroening draagt de tuin bij aan de ontwikkeling van een koelte-eiland, bevordert hij de biodiversiteit en helpt hij de effecten van oververhitting te beperken in een bijzonder dichte en sterk verharde stedelijke omgeving.
